For the month of September 2009, a total of 42 residential properties sold. That’s 9 more properties than 2008 sales numbers, in which 33 properties sold. Of the 42 properties that sold in September 2009, 16 of them were single-family homes, and 26 were either townhomes or condominiums.
One question you may have is how are September 2009 prices looking compared to September 2008. Well, for single-family homes, the median sales price in September 2009 was $750,000, which is down less than 1% from September 2008.
For condominiums and townhomes, the median sales price in September 2009 was $451,250, which is up 2.7% from September 2008.
Another question many people have is how much of a price reduction can buyers and sellers expect in this housing market. Well, in September 2009, for single-family homes, condos and townhomes, on average, sellers obtained 96% of their asking price.
Another question people ask is how long does it take to sell a home? Well, here is some data. In September 2009, on average, it took 84 days to sell a single-family home. Compare that to September 2008, when it took 67 days to sell a single-family home. So it took 17 days longer to sell a home in September 2009, compared to September 2008.
For condominiums and townhomes, in September 2009, on average, it took 92 days to sell a condo or townhome. Compare that to September 2008, when it took 88 days, to sell a condo or townhome. So it took 4 days longer to sell a condo or townhome in September 2009, compared to September 2008.
