Welcome to my monthly market trends podcast for November 2009, which provides a quick summary of recent home and condo sales in Pacific Beach.</p>
<p style="text-align: justify;">For the month of November 2009, a total of 31 residential properties sold. That’s 9 more properties than 2008 sales numbers, in which 22 properties sold. Of the 31 properties that sold in November 2009, 12 of them were single-family homes, and 19 were either townhomes or condominiums.</p>
<p style="text-align: justify;">One question you may have is how are November 2009 prices looking, compared to November 2008. Well, for single-family homes, the median sales price in November 2009 was $807,500, which is up 15.2% from November 2008.</p>
<p style="text-align: justify;">For condominiums and townhomes, the median sales price in November 2009 was $431,000 which is down 8.3% from November 2008.</p>
<p style="text-align: justify;">Another question many people have is how much of a price reduction can buyers and sellers expect in this housing market. Well, in November 2009, for single-family homes, sellers obtained 94% of their asking price.  For condominiums and townhomes, sellers obtained 96% of their asking price.</p>
<p style="text-align: justify;">Another question people ask is how long does it take to sell a home? Well, here is some data. In November 2009, on average, it took 80 days to sell a single-family home. Compare that to November 2008, when it took 84 days to sell a single-family home. So homes sold a bit faster in November 2009, compared to November 2008.</p>
<p style="text-align: justify;">For condominiums and townhomes, in November 2009, on average, it took 98 days to sell a condo or townhome. Compare that to November 2008, when it took 97 days, to sell a condo or townhome. So its taking about the same amount of time to sell a condo or townhome in November 2009, compared to November 2008.</p>

<p style="text-align: justify;">For the month of January 2009, a total of 22 residential properties sold. That’s very similar to 2008 sales numbers, in which were 21 properties sold. Of the 22 properties that sold in January 2009, 9 home them were single-family homes and 13 were either townhomes or condominiums.</p>
<p style="text-align: justify;">One question you may have is how are January 2009 prices looking compared to January 2008. Well, for single-family homes the median price was $ 760,000, which is down 2.5% from January 2008.</p>
<p style="text-align: justify;">For condominiums and townhomes, the median price was $450,000, which is down $ 17.1% from January 2008.</p>
<p style="text-align: justify;">Another question many people have is how much of a price reduction can buyers and sellers expect in this housing market. Well, in January 2009, for single-family homes, on average, sellers obtained 95% of their asking price. For condominiums and townhomes, on average, sellers obtained 98% of their asking price. This suggests that properties are being priced appropriately considering market conditions.</p>
<p style="text-align: justify;">Another question people ask is how long does it take to sell a home? Well, here is some data. In January 2009, on average, it took 63 days to sell a single-family home. Compare that to January 2008, when it took 67 days, so things have not changed that much for single-family homes.</p>
<p style="text-align: justify;">For condominiums and townhomes, in January 2009, on average, it took 48 days to sell a condo or townhome. Compare that to January 2008, when it took 90 days, on average, to sell a condo or townhome. So condos and townhomes sold much faster in January 2009.</p>

<p style="text-align: justify;">For the month of February 2009, a total of 16 residential properties sold. That’s very similar to 2008 sales numbers, in which were 17 properties sold. Of the 16 properties that sold in February 2009, 4 of them were single-family homes and 12 were either townhomes or condominiums.</p>
<p style="text-align: justify;">One question you may have is how are February 2009 prices looking compared to February 2008. Well, for single-family homes the median price in Feb 2009 was $ 749,675, which is down less than 1% from February 2008. So priced haven’t changed that much for single-family homes.</p>
<p style="text-align: justify;">For condominiums and townhomes, the median sales price was $405000, which is down 16% from February 2008. So that’s a big drop for condos and townhomes.</p>
<p style="text-align: justify;">Another question many people have is how much of a price reduction can buyers and sellers expect in this housing market. Well, in February 2009, for single-family homes, on average, sellers obtained 95% of their asking price. For condominiums and townhomes, on average, sellers obtained 96% of their asking price. Compare that to March 2008, when it took 26 days to sell a single-family home. So it’s taking longer now to sell a single-family home.</p>
<p style="text-align: justify;">For condominiums and townhomes, in March 2009, on average, it took 52 days to sell a condo or townhome. Compare that to March 2008, when it took 42 days, on average, to sell a condo or townhome. So it took 10 days longer in March 2009 to sell a condos and townhomes compared to March 2008.</p>

Of the 16 properties that sold in April 2009, 8 of them were single-family homes and 19 were either townhomes or condominiums.</p>
<p style="text-align: justify;">One question you may have is how are April 2009 prices looking compared to April 2008. Well, for single-family homes, the median sales price in April 2009 was $ 660,000, which is down 13.9% from April 2008. So priced have dropped quite a bit for single-family homes.</p>
<p style="text-align: justify;">For condominiums and townhomes, the median sales price was $389,000, which is down 16% from April 2008. So that’s a big drop for condos and townhomes.</p>
<p style="text-align: justify;">Another question many people have is how much of a price reduction can buyers and sellers expect in this housing market. Well, in April 2009, for single-family homes, on average, sellers obtained 96% of their asking price. For condominiums and townhomes, on average, sellers obtained 101% of their asking price. This is the first time in 2009 in which sellers obtained more than their asking price, on average, which suggests that the condo and townhome market is getting more competitive.</p>
<p style="text-align: justify;">Another question people ask is how long does it take to sell a home? Well, here is some data. In April 2009, on average, it took 56 days to sell a single-family home. Compare that to April 2008, when it took 43 days to sell a single-family home. So it took a bit longer to sell a home in April 2009 compared to April 2008.</p>
<p style="text-align: justify;">For condominiums and townhomes, in April 2009, on average, it took 84 days to sell a condo or townhome. Compare that to April 2008, when it took 60 days, to sell a condo or townhome. So it took a bit longer to sell a condo or townhome in April 2009, compared to April 2008.</p>
